This popular and historic pub was acquired by its owners in 2009 with a view, initially, to building flats for social housing and then subsequently developing a small housing estate. Local residents opposed these plans from the start.

Planning permission was granted in 2010 after which the site was put up for sale. After many years of inactivity, building work finally started in July 2015. Locally, this was seen as good news. However, the houses have yet to be completed.

The aim of this Blog has been to keep residents informed of current developments and to record the long history of this small community's fight to keep its pub.

Planning Permission Breached

And the work continues.  It looks like whoever owns the site at the moment is ignoring the SBC Enforcement Officer and the conditions of the planning permission.

Although residents will no doubt be pleased to see work underway on the site at long last, it doesn't augur well for the future if the legal requirements are ignored so early on.

It is the Borough Council's responsibility to ensure compliance.  So far they have explained the situation to contractors working on site and written to the owners' solicitors.  We look forward to seeing what action they take next.

  2. Apparently they sent the owner of the site a letter requesting him to submit an application to discharge the outstanding condition. In the meantime, the house building continues ...

  3. Any update on what is occurring ? It would seem that the developers aren't too concerned about the threat of planning enforcement by the developers friend in Stafford.

  4. SBC have been contacted again to find out what they intend to do. There is also a concern about the siting of the houses in that at least one of them does not appear to correspond to the plans. We await SBC's deliberation on the matter. In theory, they could order the houses to be pulled down if they don't comply with the planning permission. Would they be prepared to do that, I wonder?

  5. I think that we all know that SBC is the developers friend and cares little about its captive taxpayers so enforcement action ? Seems unlikely. More likely the developers will be given a Council award.

  6. Could be. I understand there are issues with the construction site on Hilderstone Road where the developers have ignored the original (approved) plan to install an electricity sub-station and installed poles and a transformer instead which impacts negatively on the street scene. They have now submitted another planning application asking for this and other conditions to be removed. Will SBC throw this application out and demand the developers comply with the orginal planning permission? Your guess is as good as mine!

  7. Having now seen the Daniel and Hulme website selling these houses "from £320k" I think that we can say with some certainty that with how they have been shoehorned onto such a cramped site,a Christmas sale with big discounts seems likely !!

  8. I managed a look inside one of the roadside houses whilst walking past in the week......tiny and dark. £320,000 ? Absolutely no chance. Purchasers can buy much better in much,much better positions ! The developer must be a true optimist.

  9. Even more so if you consider the prices some of the properties nearby have fetched recently. We went to view the bungalow on the corner of Little Lane/ Windmill Hill last year. It was immaculate inside with loads of land and went for around £295k, as I recall.

  10. And according to Zoopla Bryher in Little lane went for £269600 in the last few weeks........a really good house in an ace position. Pretty much everything the G&D houses aren't ! Bryher for £50000 less than the new house ? It's a no brainer to me !!!
